Private Financing
Due to COVID, the client’s business struggled so the bank that initially preapproved him, declined the deal last minute. We approved and funded the file within 2 weeks.
Investment Condo Purchase
Axium assisted in placing a +/-$1MM mortgage representing an 80% LTV at Prime minus 0.91% rate on an investment condo purchase.
Conventional Financing
We provided an 80% Loan to Value for this $1.4 million single-family home in Abbotsford at a very low rate, beating the clients existing home bank offer.
Business Income Qualified
We were able to obtain conventional refinancing approval at 77% Loan to Value in Vancouver.
Private Residential Financing
We placed a private loan over a 7,000 sf property in Vancouver for $2.5 million in the midst of COVID-19.
Non-Resident Financing
Non-resident financing for a young couple. Our client purchased their second home and did not have standard Canadian income. We were able to qualify them for approval based on income from Hong Kong.
Income and Down Payment Exception
We were able to obtain an exception on income as well as source of down payment for our new client. Financing was obtain through a Chartered Bank.
First Time Home Buyer
We provided standard purchase financing for a new buyer with 20% down through a mono-line mortgage lender.
Insured Mortgage Financing
We obtained CMHC insured financing through a Chartered Bank for first time home buyers
First Time Home Buyer
Our young clients were first time home buyers and did not have enough income to meet standard financing approval. We were able to obtain an exception from the bank and gain an approval at a low interest rate.
Equity Take-out
The client retained Axium Capital to secure private equity take out financing from two detached homes in Richmond, BC. This was a challenging deal due to declining prices, however, we were able to structure the deal to maximize the equity while securing a great interest rate for our client.
Debt Consolidation
The biggest challenge in this deal was inconsistent level of income year over year from the client; however, we were able to work with the lender to re-structure the deal to refinance and improve overall monthly cashflow, saving our client thousands of dollars in interest fees they would have paid in credit cards and lines of credit.
